So last night was a true novella unfolding before our eyes in the Village Towncourt. We went to our FIRST HOA meeting, even though we have lived there for 7 months now. Anyhow.. So the President of the HoA is this guy that I really don't like.. and well obviously im not the only one. It was an all out confrontational gripe fest of doom. There are some really outspoken people and it was in fact Dramatic to say the least. Someone there even had a speech to request him to resign. Me and Alex were like OMG OMG.. lol.. next time im bringing liquor to really get the party started LOL.
Anyhow why it was so hot is our roofs need repairs and there is 6 buildings total. They (meaning the HOA) mismanaged the money we had in our reserves and now we have this emergency situation coming up with enough money to do 2 roofs out of the 6. So there was talks of an assesment. If you think about it, it makes sense though. The money WAS mismanaged.. its roughly 35-36k a building per roof. Well the painting of our complex was 90k... why would they paint the buildings FIRST with that money and then say oh we have an emergency and not enough money to fix the roofs with a problem thats been going on for YEARS. So it was an all out battle with facts and lies and scare tactics brought to the table (im not even joking LOL).. it was exciting! RRAR!
Basically the options are they take out a loan that everyone must either pay 100 bucks a month for 3 years to cover, a 3-5k one time assesment feee per unit to cover the money. which was what presented, but people were prepaired. Now there is a fix one to two at a time as money permits. The problem is if say someone or someones cant do this, its a hardship and because the property is the collateral for a loan. It means that they would put a lean on the building until the debt is paid off... Scarry huh. Well now we get to vote and there are other options now that are on the ballot. Basically we are going for the fix 1 roof at a time method with a raise in our HOA fees to 300 a month and they fix 2 this year, more next year.. and no ones homes get a lean. We moved in, at the rainy season, and we got no problems (yet) lol, so i think this option works for us.. now its up to the owners for the ballot vote.. TBD.....
